You’ve seen the pictures and love the layout of a new construction apartment and you see yourself buying into this new construction project and happily living there.

WAIT! As we’ve written in many blog posts, we’ll connect you with an Israeli lawyer who will check the legalities of the apartment purchase, but it’s your job to learn everything that you can about the project location and area together with our help. This is every bit as important as the apartment itself. You don’t want a perfect apartment in an inconvenient location that will make your commute to Tel Aviv impossible or will be just a bit too far for the kids to walk home from their new Israeli middle school.

Unlike an existing apartment, a new construction project may be going up in a fairly undeveloped area, or it may be the first new building in a sea of old dilapidated buildings, which will cause noise and disturbance over the next 20 years.

It is imperative to learn everything you can about the location of the project. You will want to know the proximity of these services:

  • kindergarten and elementary school
  • middle school and high school
  • train station
  • Distance to supermarket
  • Distance to healthcare (for example Maccabi healthcare clinics)
  • Bicycle paths (if any) in the area. (Note: Israel is NOT bike-friendly)
  • Hospital
  • Synagogues
  • Swimming pool and membership costs
  • Holmes Place or other large gym/sports facilities if you’d like to work out
  • Cafes
  • Bakeries
  • Falafel/Schwarma places (believe me when your kids want a quick bite you’ll be happy you checked)
  • Restaurants
  • Hairdressers/Barbers
  • Pharmacies/Super-Pharm

Proximity of Nuisances:

  • Cell towers or other electromagnetic concerns
  • Small airports nearby
  • Event venues


  • Cable/Internet Infrastructure
  • Public transportation connections
  • Infrastructure in the area – are there adequate roads to support the new projects and new tenants or is there likely to be a lot of traffic (this has happened in new areas making the morning commute a nightmare)
